A tiny Victorian garage on a millionaire’s row has gone on the market for a whopping £80,000.
The lock-up in Cambridge on a road with an average house price of £900,000 has been described as a ‘Victorian detached’ in an ‘outstanding location just to the north of the river’.
The current owners are hoping the bubbling housing market and competition for property in the university city on Chesterton Hall Crescent will bag them a generous £80,000.

Measuring just 20ft by 12ft, the garage comes with a 20ft by 13ft forecourt - but you can’t even sleep there, after a planning application to turn it into a home was refused by the council in 2004.
But changes to planning laws could mean permission may be granted by the council in the future.
Chris Carey, head of residential with Bidwells estate agents, said: ‘The price reflects the fact that in Cambridge it very difficult to find off street parking in the more urban areas.
 
‘And if someone owns a house in a street where house prices are up to a million pounds then they will want off street parking to go with the property, because that’s what buyers want.
‘It may not have planning permission to be a dwelling now but 10 years down the line it may and then £80,000 will look cheap. Cambridge is reflecting what is happening in London where garages are going for £300,000 to £400,000.’
The priciest recent sale on the road was £1,245,000 for a five-bedroom semi-detached house in August 2013. That is also the road's most expensive home by current value, according to Zoopla.

Cambridge house prices have soared by 20 per cent with property website Rightmove estimating the cost of an average home in the city as £419,000.
It has also become the fastest selling city in Britain. The Nationwide house price index, published in April, found average Cambridge prices are higher than those in London - £406,040 to £401,000.

Nick Redmayne, of estate agents Redmayne Arnold & Harris, which is representing the owner of the garage, said: ‘It was refused planning permission 10 years ago to be a dwelling but it may be easier now. But it could be an office studio or a place to park some very nice cars.
'I don’t think this is really a reflection on house prices in Cambridge or parking. It is an unusual property. It also has an inspection pit so it may be for someone who likes to fix up cars or turn it into a business.’
A new record was set in April for the most expensive garage in Britain, after a 568ft former coach house in Camberwell, south London, was sold for £550,000 - triple the asking price.

Michelle de la Vega took it upon herself to make an old and neglected garage into a home of her own. It’s not a very large garage, but the 250 square feet that she’s made her own is truly a work of art. There’s not a whole lot to it, but it’s cozy, creative and personalized.
Though there isn’t a standard “bedroom,” the garage-turned-home does now come equipped with a small sleeping loft in the pitched part of the roof. All of Vega’s furniture are pieces that have been found, re-finished and used in such a way that things become repurposed (old lockers, for instance).

Tiny Garage Conversion

This tiny garage conversion by Martin John Brown of Portland, Oregon attracted my attention because of the wonderful styling and details in such a small space. Check out that great purple color!
With architect John Perkins, Martin converted a detached garage into a beautiful 400-square foot house for his mother-in-law to live in. In his blog, bottleworld, John documents the process, including the issues he had with the city codes while trying to create an environmentally friendly tiny dwelling.

The house includes a curved kitchen counter, round windows, a loft and skylight and an alternating tread staircase. The staircase allows comfortable ascents and descents in a considerably steeper pitch than a standard stair. They are straight, making transporting long items (like mattresses) easier than on a small-diameter spiral stair.

It is interesting how Martin talks about how adding one extra foot in such a small space makes such a big difference. In most average sized homes, an extra room is usually needed for more impact on the living space.
The cost for the conversion came to $75,000 including $7000 for permit and $4000 for architect.

Dropped kerbs and driveways

Anyone wishing to make a driveway onto their property, also referred to as a dropped kerb will need approval from us as the Highway Authority.  This approval takes the form of a Section 184 Licence. 
Please contact your District Council Planning Department before you contact us to find out if you need planning permission to create a vehicle access.
Anyone wishing to form an access which crosses a footway or a grass verge will need the approval of the Highway Authority and this approval takes the form of a Section 184 Licence. To find out the classification of a road you need to contact the Road Records Section.
If the access is onto an unclassified road then planning permission may not be required but the applicant should always check with their local District Council Planning Department. 
Access to any other class of road does require planning permission.
The service ensures that accesses on to the highway are constructed in compliance with our safety standards and that the work is carried out by contractors accredited to work on the highway.
How do I use it?You can request an application form by contacting us.  
Applicants intending to construct a driveway onto their property must contact their local District Council Planning Department first as planning permission may be required.  
If required, this must be obtained prior to submitting an application.  
A copy of the approved planning permission must be submitted with the application.  Where applicable, a letter from the District Council planning department confirming that planning permission is not required should also be submitted.
Once you have requested an application form you will also need a list of accredited Contractors that can carry out the work.  
Once you have chosen your preferred contractor and obtained a quote the contractor will complete the application form and then send it back to you to complete sections 1 and 10.  
You then need to send the application form with the appropriate planning permission details and enclose a cheque for £90 made payable to Somerset County Council to the appropriate area highways office.
We will then send an acknowledgement letter to the contractor.  The contractor will not be able to commence work until they receive a permit to proceed with the works.  The contractor will have to complete the work before a given expiry date.  If the works have not been substantially completed before the expiry date, a new application must be made. A Section 184 Licence runs for three months.
We will inspect the works and issue a certificate of compliance on completion and ensure the works do not conflict with any other work planned in the same location by other Contractors.
How long does it take?We will process your submitted application within 21 working days and issue a permit where appropriate or explain a refusal.
How much does it cost?The fee for processing an application is £90.
